Smoke Alarms In Queensland Rentals Must Be Upgraded By January 2022 – Are You Prepared?
The Smoke Alarm Association of Australia has confirmed that the deadline for upgrading smoke alarms in rental properties will not be extended, so it remains at 1 January 2022. Landlords have been urged to get their upgrades done as soon as possible to ensure the safety of tenants and to avoid the possibility of not being able to lease out their properties.
WHAT THIS UPGRADE MEANS FOR LANDLORDS
It is common for smoke alarms to be replaced when they fail to respond to tests or after ten years. Ageing alarms can decrease in sensitivity and lead to more frequent accidental activations or non-activations as their functioning rate begins to drop below 70% after ten years. By the end of this year, Queensland landlords should ensure that smoke alarms in their properties are:
- Interconnected, so that if one smoke alarm is activated, they all sound
- Photoelectric (Ionisation smoke alarms won’t be permitted)
- 10yr Lithium Non-replaceable Battery-powered or 240V hardwired alarms (9V Battery-powered alarms won’t be permitted)
- Installed in every bedroom
Some landlords may already have these measures in place, but if not, they will need to upgrade all the smoke alarms in their Queensland rental properties to comply with the law.
SHOULD I WAIT FOR PRICES TO GO DOWN?
Some landlords may have delayed the process in the hope that prices of smoke alarms in Queensland drop closer to the deadline. This may be the case with other commodities. However, the Smoke Alarm Association has suggested that prices may, in fact, increase as suppliers try to take advantage of the demand as landlords scramble to upgrade in the last few months before the deadline. It has been highly recommended that these upgrades are done as soon as possible to avoid unforeseeable delays and added costs. Those that miss the deadline will not be allowed to lease out their properties.
